About CKPC Heart of Harmony
Most new residential launches in Bangalore sit on 10–40 acres with 800–2,000 apartments. They come with lavish amenity lists, predictable towers, and the constant background noise of 400 families sharing an elevator lobby. CKPC Heart of Harmony is the opposite approach: 137 homes on 1.83 acres, one tower, and a deliberate decision to keep the resident count low enough that you will actually know your neighbours by name.
The project is developed by CKPC Properties, the same firm behind 360° Business Park in Electronic City — so the developer is not new to the Hosur Road corridor. Heart of Harmony puts CKPC’s first residential product in the luxury segment, and the location they have chosen is not accidental. Kudlu Gate in 2026 is not the Kudlu Gate of five years ago.
The Yellow Line metro opened its Hosur Road stations in August 2025. Within six months, apartments within a 500-metre radius of Kudlu Gate Metro Station appreciated by approximately 24 percent on a per-square-foot basis according to secondary market transaction data from registered deeds in the area. Heart of Harmony launched in late 2025, effectively catching that wave before the second round of price discovery arrives. Whether that makes it good value is a more complicated question — and we address that honestly in the FAQ section below.

The distinction from most projects in this price range is what CKPC calls the “sky residence” format. Every unit opens on three sides. No common walls with neighbours. Open-to-sky garden terraces are built into the tower structure at every three floors — not rooftop amenities tacked onto the building, but integrated garden decks that belong to specific floor sets. From the 15th floor and above, the 270° panoramic view covers the Hosur Road corridor, the lakes to the east, and on clear days, the Electronic City skyline.
Floor Plans & Configurations
Heart of Harmony offers three primary unit types with multiple sub-variants. The design philosophy is open-plan: the living, dining, and kitchen flow together without a dividing wall. This is not uncommon in new launches, but CKPC has extended it to the extent that even the primary bedroom corridor in the larger configurations does not break the sense of space.
3 BHK units range from approximately 1,786 sq ft to 2,189 sq ft depending on the variant. The Classic sits closer to 1,786 sq ft; the Luxe variant with a study alcove reaches 2,189 sq ft. For a 3 BHK product in South Bangalore, this is on the generous side — most comparable projects in the ₹2–2.5 crore range are selling at 1,300–1,550 sq ft. The larger size partly explains the pricing.
3.5 BHK (Study) is available at 2,189 sq ft and targets buyers who work from home or need a dedicated room for a child that is not a full bedroom.
4 BHK Grande — specific carpet area on request. Based on RERA filings, the 4 BHK unit starts above 2,500 sq ft.
All units have private balconies. Selected floors have the sky garden terraces described above. The tower design keeps six homes per floor, which means your floor corridor will have five other front doors — the same level of privacy as a mid-size independent apartment block.

Amenities at CKPC Heart of Harmony
The project organises its amenity offering across two levels: ground level and a terrace/sky deck level. This two-level structure is not the norm for towers on this footprint — most 1.8-acre single-tower projects run out of ground-level space for amenities and end up with a rooftop pool and nothing else.

Design choices that are worth mentioning: 84% of the site area is open space, which for a single-tower project on 1.83 acres means the building footprint is intentionally compact. Vehicle-free podium — cars go to the basement, and the ground-level experience is pedestrian. This is becoming standard language in luxury launches but is less commonly executed correctly; based on the site plan released with the RERA filing, the podium-level open space at Heart of Harmony is functional rather than decorative.

A note on the configuration discrepancy visible on some aggregator websites: several listing portals show 3 BHK carpet area as 1,141 sq ft. This figure appears to be a data entry error on those platforms. The RERA filing records the actual carpet areas in the range of 1,141 to 1,632 sq ft under the old measurement convention (carpet area in RERA terms excludes balconies and open areas). The built-up / super built-up figures, which reflect the liveable sense of space, are the 1,786–2,189 sq ft numbers quoted above. Both sets of numbers are correct for their respective definitions. When comparing this project to competitors, ensure you are comparing like measurements.
