The honest case for buying: The metro proximity at Kudlu Gate is real and operational — not a projected 2028 station. A 3 BHK at ₹2.43 crore in a RERA-registered tower 400m from a live metro station in South Bangalore is priced competitively against comparable options. The low density (137 units across 24 floors) means the amenities will not be overcrowded, the maintenance cost per unit will be higher than a 600-unit project, but the quality of daily experience is likely to be better. CKPC’s track record in commercial real estate (360° Business Park) gives reasonable confidence in delivery quality.

The honest case for caution: CKPC Properties is a relatively young residential developer. Heart of Harmony is their first luxury residential project, which means there is limited track record on residential delivery and maintenance handover. March 2030 possession on a project that broke ground in 2025 is a reasonable but not conservative timeline for a G+24 tower. Buyers expecting early possession should note this. The Hosur Road NH48 frontage, while a locational advantage, also means construction noise from the highway and from ongoing BMRCL works in the area will be a factor until the project delivers.
